We're structured in a way that allows for the efficient and reliable management of complex projects. Our project team approach gives us the ability to handle fluctuating workloads, to respond to fast-track projects, and to meet scheduled milestones and deadlines.

Kann Partners Management Principles stress the following:
  • Involvement of a Principal of the firm throughout all phases of the project, on a continuous basis, to assure efficient use of resources and full attention to Client/Team communications.
  • Control and meeting of cost, schedule and project objectives by a Principal of the firm.
  • In-house Quality Control to establish effective and economical solutions to project requirements, and assure reliable documentation for construction.

The success of a project is typically measured in terms of cost, quality and schedule. A successful project is one that strikes a balance among these elements, honoring the budget and the schedule without compromising the quality. By reconciling the estimated construction cost with the budget and the schedule early in the project, expectations with regards to quality and aesthetics can be established and managed through subsequent design phases.


Cost Control

Of course, if a project doesn't meet budget expectations it doesn't matter how spectacular it is. It's our position that excellence in design must be accomplished within the budgetary objectives of the building program.  In recent years, as our projects have become larger and more complex, we've increasingly worked hand-in-hand with the client's contractor from the beginning of the design process, to ensure that the necessary economies can be effected as the design develops. This on-going monitoring provides for a completed project that respects the budget, through the selection and specification of optimum materials and systems.  


Quality Control

We obsess over Construction Documents to make certain they are well-organized and logically presented. Attention to detail is likely to result in more accurate and competitive bids which, in turn, have the potential to yield greater cost savings and earlier occupancy opportunities. 

Our in-house Quality Control program, designed to produce just such documents, includes:
  • "Mock-up" drawings to determine the best layout of information;
  • "Check sets" to improve the coordination of information among all disciplines;
  • Technical checklists to coordinate specifications with drawings; and
  • Review of construction documents (permit set) by a member of our Construction Administration team; the purpose is to scrutinize the documents from the perspective of a contractor with the intent of reducing the opportunities for Change Orders.


Construction Administration

We've organized our practice to be service-oriented in all respects, and this applies to the construction phase as well. To this end, we've staffed our Construction Administration department with professionals who devote one hundred percent of their time to the construction phase of the project. The issues that arise during construction always require expert and immediate response, and must be the top priority of a professional who is fully familiar with both the project design and its status in the field. Through our years of experience, we've learned that having staff dedicated to the construction process allows us to effectively and efficiently observe the progress of the work, and to expedite the required approvals and paperwork associated with good project management. This staffing structure also improves communication and coordination with the Contractor, resulting in better control over changes during construction and a reduction in Change Order requests.




 
On time, in budget, and beautiful. Yes, it is possible.
